Prices of new and existing apartments and houses on Spain’s Mediterranean coast rose 16.7% over the past year, according to a recent report cited by G4Media / Mediafax Spain. Coastal homes gained another 0.5% between September and October 2026 alone.
The 16.7% rise outpaces big cities and provincial capitals (13.3%), metropolitan areas (15.6%) and the islands (13.2%). The smallest gains, 10.3%, were elsewhere. Nationwide, prices rose 13.7% over the year.
Even so, Mediterranean coastal homes remain 2.2% below 2007–2008 peaks from Spain’s property boom. By contrast, big-city prices are already 6% above pre-crisis levels, metropolitan areas 3.6%, and the islands 28.1%.
The analysis notes that while prices keep rising, absolute gains are moderating as they outstrip Spaniards’ purchasing power.
